1. Key Definitions

• Building Contract: A formal agreement—using INNOCON Homes’ required format—for constructing a house on your land.
• Demolition: The removal of existing structures on your property, up to a total value of $20,000 (including GST). This includes:
  • Getting the demolition permit
  • Disconnecting gas and electricity services (up to $800 including admin fees)
  • Applies to lots up to 800 sqm
  • Tearing down buildings up to two storeys
  • Clearing garages, carports, sheds, and similar structures
  • Removing concrete foundations, driveways, slabs, retaining walls, garden borders, and paving within the new build area footprint.
  • Taking down the front fence
  • Removing up to 30m of side fencing on corner blocks
  • Installing temporary fencing along shared property lines

Exclusions: The following are not covered and will incur extra charges:

• Asbestos removal
• Removing or filling in pools, septic tanks, or underground cellars
• Tree removal permits, planning approvals, and trees over 3m tall
• Any leftover furniture or rubbish
• Repairing or reinstating footpaths, roads, fences, utilities, and services
• Shutting down electricity before meter removal
• Protecting neighbouring properties or shared walls
• Asset protection measures and permits

GST: Refers to the Goods and Services Tax under Australian law. New Customer: Someone who hasn’t yet signed a Preconstruction Works Agreement. Offer: INNOCON HOMES’s commitment to provide demolition services at no cost, within the stated limits. Preconstruction Works Agreement: A contract that allows INNOCON HOMES to begin design and site analysis. Promotion: The “$0 Demolition Promotion.” Property: The land tied to your Preconstruction and Building Contracts. Terms: All the rules and conditions outlined here. Unconditional: Your Building Contract is considered final when:

• Any finance conditions are met
• You’ve paid the full 5% deposit (discounted deposits don’t qualify)
• The cooling-off period has passed without cancellation

We/Us/Our: Refers to INNOCON HOMES (Sai Om Construction Pty Ltd). You/Your: The person eligible for the promotion. 2. What’s the Offer? INNOCON HOMES will either carry out or arrange demolition work on your property—up to $20,000 including GST—at no cost to you, as long as you meet all the conditions and exclusions listed.  3. Promotion Rules

• These terms govern how the offer works and who can participate.
• You must be 18 or older to qualify.
• Properties larger than 800 sqm will need a site inspection and written approval before being accepted.

4. Who’s Eligible? To qualify for the free demolition:

• Your property must be 800 sqm or smaller. Larger lots require special approval.
• You must:
  1. Be a New Customer
  2. Sign a Preconstruction Works Agreement and pay the deposit by 31 Jan 2026
  3. Sign a Building Contract within 65 days of your initial deposit (custom homes may have longer timelines)
• You’ll only receive the offer if:

• • You meet the age requirement
  • Your Building Contract becomes Unconditional within 28 days of signing

• If any of the following happen, you lose eligibility:
  • You don’t meet the age requirement
  • Your Building Contract doesn’t become Unconditional within 28 days
  • The Building Contract is cancelled before becoming Unconditional
• The promotion is only available for double-storey home designs, unless INNOCON HOMES management agrees otherwise in writing.

5. Extra Costs You May Face You agree that:

• Any demolition costs above $20,000 are your responsibility
• You’ll pay for asbestos removal
• Additional fees may apply for unexpected site conditions, as outlined in the Building Contract

6. Events Beyond Control INNOCON HOMES isn’t liable for delays or inability to perform due to:

• Pandemics (like COVID-19)
• Natural disasters
• War, civil unrest, strikes
• Severe weather or accidents
• Government restrictions or other uncontrollable events

7. Other Legal Bits

• These terms represent the entire agreement between you and INNOCON HOMES regarding the promotion.
• The offer can’t be combined with other deals or discounts.
• Only new clients who meet all conditions and follow the Building Contract qualify.
• INNOCON’s standard Building Contract terms still apply.
• INNOCON  may:
  • Change these terms
  • Extend, modify, or cancel the offer at any time without notice
• Any previous agreements or promises are replaced by these terms.
• These terms are governed by Victorian law, and any disputes will be handled by courts in Victoria or under Australian federal law.
• If any part of these terms is found invalid, the rest still apply
